The Residence at the Grove
Bloomingdale, Illinois
The Residence is a planned $110 million, 302-unit Class A luxury multifamily apartment building as part of the comprehensive redevelopment of the former Stratford Square Mall location in the Village of Bloomingdale, Illinois. The overall Grove at Bloomingdale project represents a vibrant new mixed-use development bringing dining, shopping, entertainment, and residential living to the heart of Bloomingdale, with a total public investment of over $52 million from the Village. The Village of Bloomingdale has acquired the 1.3 million square foot mall site—which dated to the 1980s as Stratford Mall—and completed demolition in 2025, replacing it with a pedestrian-friendly, open-air environment featuring gathering spaces, a large lawn area, and a man-made lake that will also serve as detention for the development. The Lynmark Group has secured exclusive land development rights to construct and operate the Residence, which is being designed as an amenity-rich and tech-integrated property that meets both space and convenience needs for transforming suburban rental marketplace. Construction is expected to commence in late 2026, with The Grove’s first official tenant, Bloomingdale Yard—a 100,000 square foot indoor sports and family recreation center—slated to open in 2027.

This location places the hotel in close proximity to the Fox School of Business, Maurice H. Kornberg School of Dentistry, Lewis Katz School of Medicine, Boyer College of Music and Dance, and within walking distance of Temple’s primary fitness and recreation facilities at the IBC center on the corner of 15th Street and Cecil B Moore Avenue as well as the Liacouras Center on North Broad Street. Construction of the Graduate is anticipated for early 2027, filling a critical hospitality gap on campus by providing the closest hotel option to Temple’s academic facilities and complementing the university’s existing hotel partner network throughout Philadelphia.
